Mississauga's hospitality construction market is tied to real demand and clear rules. The anchor is Toronto Pearson. The airport handled 46.8 million passengers in 2024, up 4.4 percent year over year, and management is advancing long-range terminal upgrades under the Pearson LIFT capital plan. That traffic supports new rooms, upgrades, and food-and-beverage investment across the Airport Corporate Centre and along major corridors.
New supply is arriving in formats that meet market demand. In July 2025, Canada's first dual-branded Hyatt opened in Mississauga's Airport Corporate Centre, with 248 rooms and more than 4,000 square feet of meeting space, a strong signal for select-service and extended-stay demand near Pearson. Sheraton Gateway inside Terminal 3 completed a full renovation and was recognized as Canada's Leading Airport Hotel in 2024, showing continued reinvestment in the premium airport product.
Large events also pull hard on room nights and banquet space. The International Centre continues to host major shows, including the Canadian Concrete Expo, as well as new sports events that attract thousands of participants and spectators. Development charges are indexed and were updated through 2025. The Region of Peel remains a two-tier system following Bill 185, which confirmed that dissolution would not proceed. Builders should check the current City rates and Peel schedules, including semi-annual indexing for non-residential uses that can affect hotels, restaurants, and meeting spaces.
