Office and workplace construction in Calgary has shifted from “more space” to “better space.” Downtown vacancy remains a defining backdrop, but leasing momentum is tangible, changing how owners allocate capital. In Q3 2025, Calgary’s overall office vacancy was reported at 22.4%, the average direct net asking rent reached $16.22 per square foot, and the city recorded net positive absorption of 206,000+ square feet. The Downtown submarket led leasing activity with about 524,000 square feet of new leasing, and city-wide leasing activity year-to-date was reported at nearly 3.3 million square feet, ahead of 2024’s pace.
That market mix is accelerating a flight to quality, and you can see it in renovation scopes. Tenants are paying for outcomes: quieter open work areas, better meeting room acoustics, more controllable lighting, and mechanical upgrades that improve comfort and air delivery. Owners are also responding to cost pressure.
